Breland Bluff Estates Site Plan

The following Breland Bluff Estates site plan was designed by Uwe Rothe, Rothe Architecture and Planning, an award winning firm, with over 30 years experience in architecture and land planning. The goal of Breland Bluff Estates site plan is a unique setting for a discriminating homeowner who genuinely values privacy, gracious living, quality construction, and spectacular natural settings.

The four Breland Bluff Estates home sites achieve a level of privacy virtually unmatched by other bluff properties in the North Alabama area. A 1000 foot entry road (not shown on site plan) separates all four estates from the traffic, noise, and commercial activity of Highway 35. To protect the beauty of the last section of the entry road to the cul-de-sac, strips of land ("legs") on each side of the road leading to the cul-de-sac have been retained as part of Estate # 1 and Estate # 4.

The entry road culminates at the cul-de-sac, from which the four estates radiate. Beginning at the cul-de-sac, the entry experience to each estate allows for a gracious path through the woodlands to the spectacular view of the river, lakes, and valley below. Each estate has approximately 250 feet of bluff frontage, plus additional land below the bluff edge, which will protect the view clearing. On this site plan, the below-bluff-grade land is shaded darker, and the lighter shaded land shows suggested area for home placement.
A newly installed three-inch public water line assures a generous water supply to all four estates.

Estate Attributes and Pricing:

All four Breland Bluff Estates home sites are restricted, and have the same panoramic view seen at the top of each page of this web site. Each estate has approximately 250 feet of bluff frontage, as well as enough downhill acreage to protect its spectacular river/valley view. All estates will accommodate upscale homes comfortably, with maximum privacy. However, each estate has some unique attributes, as listed below. 


Estate #1   6.33 acresThis estate is the highest in elevation, offers 280 feet of frontage along a natural bluff, and is very buildable. A 700 ft. planned driveway would meander through large hardwood trees, with just enough bolder groupings to create entry drama and mountain character. A continuous security fence already borders the northern property line. The view is oriented toward the islands of Goose Pond Colony, across the lake/river, with adjacent North and South Sauty bays. Price: $174,900.

Estate #2   6.67 acres. This estate has a unique frontal shelf along the bluff, which provides opportunities for bluffside pool or recreation space. A 600-foot planned driveway would follow a small creek and cross a low hollow before rising to the home site promontory, making this estate especially suitable for a created pond or other water feature. The 280-foot diagonal bluff frontage forms a crescent-shaped building site. Estate #3   7.60 acres. This estate includes a cascading creek waterfall, with the river/valley view beyond. The creek itself divides the 270 foot bluff frontage and affords a rare natural setting for a bridge and gazebo overlooking the upper end of Guntersville Lake with its magnificent sunset. The 550-foot planned driveway meanders along rock ledges, through a verdant hardwood forest. Price: $174,900.

Estate #4   8.80 acres. The largest of the four estates provides opportunities for pasture area for horses in the lightly wooded evergreen front section of the property. The proposed home site location sits alongside the generously wooded 240-feet of diagonal bluff frontage. The bowl shape of the estate offers additional privacy from the adjacent properties.
